Hi Ray,
After much searching it looks like we found a deal, OK 4 of them. We found an investor with 3 rental properties for sale in a small oil town that is getting ready to boom. Zero vacancy in rentals in town and guys driving over an hour each way to work while staying in motels. We are getting them under appraisal value and they are all fully rented. One priced at 93K one at 113K and the third at 127K. The best part is that they will each cash flow $200-300 each month after all expences. All tennants want to stay and sign 1 year leases. While we were checking out the town we found another FSBO, classic sign in window half behind a tree!! We have this under contract for 115K and it may be the best of the lot with a heated 1 car garage. This one should rent for $1000/month so it will cash flow as well. Tons of work in the area for at least the next 10 years... all of the Oil Sands oil from northern Alberta will flow through this town....major companies building tank farms and facilities around this town. So it is looking good, and we are looking for more of them. Found a mortgage company that does not require you to qualify after you have 4 properties that cash flow.

I really like the training courses that my partner and I have taken , they have given me great ideas and different angles to do deals. Gord and Paul are great teachers.

After negotiating for a few weeks we locked up the property for $315,000 with a small $10K deposit, AND we got the right to access the property and put a for sale sign up. We literally did nothing but a light clean job that we paid $400 for someone else to do. We then bought a huge, 6' by 4' FOR SALE sign and hung it on the house . In 3 days we had 47 calls!! We had no idea what to do, so we called the resource line and spoke to Ray. Ray gave us all the guidance we needed to host an open house. We had a contract in two days, all cash from a contractor!! While his price was only $353K, we accepted it because he closed in less than 10 days for us. The brokers made some mistakes and the deal broke down. I was able to bypass my brokers and in 36 hours actually sold it to the same buyer for $231,000. But wait you say, why so much less. In actuality we are making more money because we are ASSIGNING our right to purchase at $210K, we make $21K clear and do not have any transfer taxes to pay because our names will never be on a title.
